What does water damage restoration involve?

Water damage restoration generally means stopping the source, removing standing water, taking out materials that can't be dried, and drying the structure while tracking moisture readings until materials are dry. Documentation matters too. At Elite, the photos, moisture logs and scope from your job are handed over to whichever repair contractor you choose.

How is a flooded basement or wet room usually dried out?

The industry standard for professional water damage restoration is the IICRC S500. In general, the work follows the order below. Every loss is different, and the free on-site inspection is where the plan for yours starts.

  1. Inspect and measure

    Moisture meters show where the water actually traveled, which is often farther than the visible stain.

  2. Extract

    Standing water is pulled out of carpet, pad and hard surfaces. Extraction removes far more water than evaporation.

  3. Remove what can't be dried

    Materials like soaked carpet pad or drywall that has wicked water are often removed.

  4. Dry and monitor

    Air movers and dehumidifiers run while moisture is checked until materials reach a dry standard.

Many policies cover sudden, accidental water damage like a burst pipe, and many exclude or limit flooding and slow leaks. Only your policy and your adjuster can answer that. What Elite can do is document the job so the facts are clear.

How long does it take to dry out water damage?

It depends on how much water there was, what it soaked into and the weather. Drying is usually judged by moisture readings rather than the calendar.

Can I dry it out myself with fans?

Small, clean spills caught right away often can be. Once water has reached pad, subfloor, drywall or insulation, household fans usually dry the surface and leave moisture underneath. A free on-site inspection can tell you which you have.

Do I need to rip out my carpet?

Not always. Carpet can sometimes be dried in place after a clean-water loss. Pad is often replaced, and carpet soaked with sewage or floodwater is generally removed. Ask for the reasons before anything is torn out.

When should I worry about mold after a leak?

The EPA says mold can begin growing on damp materials within 24 to 48 hours, which is why drying should start as soon as possible.

Do I have to use your company for repairs?

No. M&B Contractor Services is an optional repair partner. You can use any contractor you like, and we hand over our photos, moisture logs and scope.

Elite does not waive, rebate, absorb, or pay insurance deductibles, and we do not offer discounts, gifts, or anything else of value to offset your deductible. You are responsible for your deductible and for any costs your insurance does not cover. We are not an insurance company or public adjuster, we cannot promise your insurance will cover your loss, and we do not negotiate insurance claims on your behalf. If you ask us to, we can provide photos, moisture readings, estimates, and invoices to you or your insurance company.
